What Size AC Do I Need?
Buying the right size unit is crucial. Too small, and it won't cool the room. Too large, and it will leave the air feeling humid and clammy.
| Room Area (sq ft) | Recommended capacity (BTUs/hr) | Typical Room Type |
|---|---|---|
| 100 up to 150 | 5,000 | Small bedroom or office |
| 150 up to 250 | 6,000 | Medium bedroom |
| 250 up to 300 | 7,000 | Large bedroom or small living room |
| 300 up to 350 | 8,000 | Living room |
| 350 up to 400 | 9,000 | Large living room |
| 400 up to 450 | 10,000 | Living room + kitchen area |
| 450 up to 550 | 12,000 | Open-concept studio apartment |
| 550 up to 700 | 14,000 | Large open floor plan |
| 700 up to 1,000 | 18,000 | Full floor or multi-room |
Note: Add 10% for heavily shaded rooms. Add 20% for sun-drenched rooms. Increase capacity by 600 BTUs for each additional occupant beyond two. Add 4,000 BTUs if installing in a kitchen.
NYC Building Codes & Requirements
Exterior Support Brackets
NYC safety guidelines and most co-op/condo building rules require window AC units to be securely supported with exterior brackets or interior angles. We install code-conscious, properly supported setups and provide a building COI on request — at no extra charge.
Certificate of Insurance (COI)
Almost all co-ops and condos in NYC require contractors to provide a customized Certificate of Insurance before installation. We provide this for free within 24 hours.
Window Clearance
AC units must not obstruct fire escapes. Units placed in fire escape windows are illegal and unsafe. Never install an AC in a hallway or stairwell window.
Dedicated Outlets
Never use extension cords with a window AC. NYC code dictates that AC units must be plugged directly into a wall outlet capable of safely handling the load.
Safe Pitching
To prevent leaks, window ACs must be pitched slightly downwards toward the outside. This allows condensation to drain outdoors, not inwards onto window sills or floors.
Requirements vary by building. We recommend confirming with your management and reviewing NYC's official air conditioner safety guidance before installation.

Window AC FAQ
How much does window AC installation cost in NYC?
Pricing depends on the unit size, window type, and whether a support bracket is needed. Standard installations start at a competitive flat rate. We always provide a transparent quote before work begins — no hourly billing.
Do you supply the support bracket?
Yes. Most NYC co-ops, condos, and managed buildings require window ACs to have exterior support brackets. We supply and install code-conscious, properly rated brackets for your unit's weight — and provide a COI for building management on request.
Can you install a window AC in a casement or slider window?
Yes. We install window ACs in double-hung, casement, slider, and even non-standard windows. Special adapter kits and custom framing are available for tricky openings.
Do you remove and dispose of old AC units?
Absolutely. We safely remove your old unit, cap the window, and can haul it away for proper disposal. Just let us know when you book.
What size window AC do I need for my room?
It depends on room size, sun exposure, ceiling height, and layout. As a quick guide, small bedrooms often use 5,000–8,000 BTU, while living rooms and open areas may need 10,000–18,000+ BTU. Check our sizing table above, or send us the room dimensions and we'll help you choose.
How long does window AC installation take?
Most standard installations take about 45–90 minutes. Complex windows (casement, slider, custom framing, plexiglass panels, or difficult exterior access) may take longer.
Do I need building permission to install a window AC in NYC?
Many co-ops, condos, and managed buildings require approval and/or a Certificate of Insurance (COI) before installation. We can provide a COI and help you prepare the details management usually asks for.
Can you install an AC in a top-section window?
Yes. We regularly install units in top sash openings when radiators, furniture, or room layout make the lower section impractical. We secure the unit, seal the gaps, and make sure the setup is stable and safe.
Is it safe to use an extension cord for a window AC?
No — extension cords are not recommended for window AC units due to overheating and fire risk. Window ACs should be plugged directly into a suitable wall outlet following the manufacturer's instructions.
Do you service all NYC boroughs?
Yes. We provide window AC installation across Manhattan, Brooklyn, Queens, the Bronx, and Staten Island. Same-day availability depends on your location and schedule.
